I’m not your average local Realtor that sends you latest listings, hopefully shows you property, and then if you like something, writes up the offer. The biggest trouble is when that agent wants to write an offer usually he or she will fax (lazy agent) over the contract to the other agents office, and guess what, every agent may see the offer. Some offices have 70 to 100 agents in that office with one fax or two fax machines just like ours at First Team has. Normally on the contract one has 72 hours to respond, and guess again another agent might call his or her client and say, hey I think we can get this property for you, you could miss out and that is what happens.       

I am big on communication, I like to keep my clients in the loop all of the time. That’s why I am successful in the Real Estate business because I treat my clients like friends should, be honest!

 

I do something different!!  

  • First of all I’m technical and have a good eye for quality and for the best deal.  Yes, I send you the latest listings and follow-up to see if I am on track.
  • The biggest difference is when I get a call that you saw a nice property that you want to see, I make an appointment and go over the contract so there’s no surprises.
  • Then the most important item that one fails to complete is to find out and see if you can buy that home.
  • One needs to get qualified first so you are looking at the homes that are in your price range. Nothing worst is a Realtor showing homes that you cannot afford, you get disappointed.
  • Once I find that right home for you and you want to make an offer, this is what I do for my clients. This is my secret weapon.
  • We find that special home, we discuss your options, and you want to write an offer, great! If possible I try to have all the decision makers there at the property.
  • I f necessary I lock the door and then we negotiate the price with all the parties concerned and typically with the personal conversation going on we have a deal.
  • I nearly forgot ...the contract defaults to 72 hours, big mistake, I give 24 hours to respond or less.  That’s not all!  
  • Then comes all that paper work, California is the worst, disclosures, disclosures we are a state of every little thing that you can think of, we have a form. This is also where I go over and help you with the terminology and guide you through that mess.
  • Appraisal is important, if the property is not worth what we offered the mortgage company will not lend the money, no matter how nice it is.
  • Another thing I will always be at the home inspection of that home, which I recommend to all my clients.
  • Next is the Termite inspection, which is paid by the seller. The report must be given to us if buyer with-in 7 days of the offer.

I will guide you through the whole process, but the most important thing I want to stress is if I sit down with you in the beginning before we do anything and go over the contract process, it makes your life much easier to deal with, knowing what to expect ahead of time.
